There are many means that you can use when marketing a property, such as online listings and newspaper advertising, or printed materials that you can hand out in the street or put in mail-boxes. But when it comes to making the marketing of your home a successful one, it is the photos of the home that you want to advertise, that will mostly help you achieve that, and more importantly, their quality.
No matter what form of advertising is being used, you are going to need photographs of your home, inside and out. It may even be worth hiring a professional photographer, but these tips will help you take better photographs.
1. When photographing the exterior, make sure that the house is in the sun. You want your house to look as attractive as possible and all its features clearly displayed, and shade won’t help with any of that.
You might want to focus on distinctive details, like water fountains or a pergola, when taking the house-front photos. But before that you should check that your lawn is well trimmed.
3. Take more close-ups than wide shots – you don’t want buyers having to guess what’s in the photos.
Inside photos should not be taken unless you have as much light as possible, which means clearing everything from the windows and turning all the lights on.
5. Close ups of polished wooden floors, the fireplace mantel or other special features give buyers a reason to pick up the phone.
6. When you’re photographing the bathroom, watch the mirrors – you could end up advertising yourself without realizing it!
No room in the house should be overlooked when photographing the interior, because even if you don’t use them all, you will at least have several choices.
8. Tidy up and clear out all clutter before taking any photographs, and keep people and pets out of the photos.
Printed material requires high-resolution photographs, so make sure you set your camera right. Turning a high-resolution into a low-resolution photo is easily done, if you need it for online advertising, but the reverse is an impossibility.
Plants and flowers are an excellent addition to any room that you want to photograph. They add life and color easily and quickly.
Photographs should convey a ‘feeling’ about your home to prospective buyers. The higher the quality of the photos, the more buyers they will reel in. You should be careful about how you use these photographs and don’t print any advertising material before you have had the chance to properly check it.
Good photographs will get prospects calling – the first step towards a sale. And nothing is more important in real estate marketing than that first call which will set your agent in motion and soon enough seal the deal.
